Balanced Title is a small, founder-led Florida title agency serving Southwest Florida. We exist because closings — the most expensive transactions of most people's lives — deserve to feel calm, considered, and personally guided.
The Story
Why we started Balanced Title.
After years inside Florida real estate — first as an agent, then quietly drawn to the closing side — our founder, Carly Allison, kept noticing the same pattern. The most stressful part of buying or selling a home wasn't the showings, the negotiations, or even the financing. It was the final 30 days. The part that should have been a celebration.
Calls weren't returned. Closing statements arrived hours before the table. Numbers shifted at the last minute. Buyers and sellers were treated as file numbers, not people. The work was done — but the experience wasn't.
Balanced Title was built to be the opposite of that. One licensed Florida title professional, hand-walking each file. Closing statements delivered days before the table, not hours. A team that picks up the phone, knows your file by heart, and writes you a thank-you note when you're done.

Coverage extends across all 67 Florida counties when a transaction calls for it — but our heart, and our office, sits between the Gulf and I-75.
